Fremont CA Homes For Sale

Google Alert where you set up a topic and ask Google to notify you when something relevant comes up, a Listing Alert for homes in Fremont that come up for sale http://www.MyColdwellBankerHome.com will gather the information being sought after in a home and store it. Then as soon as a home that matches the visitors needs, it instantly sends them a message with pictures, maps and more.

Our latest visitor, we will call Fred, just finished his set up. All he had to do was input just a few items and hit "finish." Here is a snapshot of what his page looks like when he in notifies.

Selling A Newark CA House?

This weekend may be a good time to have an open house if you had a Newark CA home for sale. Newark Days held at Newark's Community Park  draws thousands to the event in just a period of four days. Imagine the foot traffic you could get.

There is a small drawback. That is, because of all the tasty treats served at Newark Days (most of them sticky), you may need to have a tarp or two over the carpet in your open house. Just one Mr. Softy ice cream cone can do significant damage to the rug.

The idea is to get as many interested people into your open house as possible, but tell your real estate agent doing the open house to keep an eye on these Thai chicken-toting open house goers. It will stain. Some agents provide food at their open houses, but most people politely refused the food we cater, and we ended up with so much food left over.

Now, at our Fremont, Newark open houses, http://www.MyColdwellBankerHome.com we stopped giving out food all-together. We mostly provide just lemon water now in a fancy pitcher and cups--Won't stain when well-meaning kids fill cups too high and slosh around the house.

Parkmont Elementary School

Every school day, I arrive at Parkmont Elementary School at 8:20am, and I return at 2:35pm to pick up my kids--except on Wednesdays. On Wednesdays, I have to return at 1:15 to pick them up. What happens on Wednesday? Wednesday at 1:15 is "prep time."

Prep time is a time when teachers can get caught up on lesson plans, copies, and run ditto machine jobs (mimeographs--the white paper copies with bluish-purple ink that smells like glue). They do these jobs and all sorts of other tasks too during this prep time.

Prep time was not done last year--at Parkmont Elementary that is. Glenmoor Elementary, off of Mattos in Fremont, had prep time last year and the year before.

So, what happened? Well, budget cuts happened. Parkmont Elementary School is challenged just like all the other California schools. They have to restructure school hours to allow prep time where they did not have to before. For example, before this year, Parkmont had Science Lab, full PE and Computer Lab. During certain times of the day, a few grade classes would send their kids to "Labs." After that particular grade class was emptied out and the kids were in the lab, that teacher with the now empty class could then do their prep time. However, now those labs do not exist because of the CA education budget cuts, so the school lets all kids out at 1:15 on Wednesdays in order to free up time for the teachers to ditto off the next weeks assignments and the like.

First of all, how does that effect Fremont CA home prices. And, second, how does it effect my job as a Fremont CA real estate agent http://www.MyColdwellBankerHome.com ? Home prices will recover. I am confident in that. They already started. And second, since I am the one doing the drop off and pick up, it only means my days are a bit more jumbled than last year. But I have to tell you. I would not have it any other way. Long story short. I used to be a UPS driver in Fremont. With that job, I would only see my kids on weekends. That would not do for me. That is another blog post in it of itself.
Parkmont will more than survive. It has a great PTA and a parent volunteer group and many extra curriculum activities were not cut because of parent involvement. When the going gets tough, the Parkmont Panthers PTA get going. Grrr.

Seller Found

In the previous post, I ruminated regarding the whereabouts of my seller. We have a home for sale in the Parkmont area of Fremont. http://www.tricityhome.com What's more, we had two offers, and he was nowhere to be found. Well, the good news is that he has been found. The bad or indifferent news is that he is close to where I thought he was. He is in Indonesia. Now there's an "out of the area" seller, or "super absentee owner" for you.

All kidding aside, he assured me that all will be taken care of on account that he is well astute to high-tech communications. We will see how it goes.

If you are interested, a little jewel I gleaned from this experience is that the Indonesia AT&T access code to dial Bank of America's short sale division from Indonesia to here via toll-free is 00180110, so dial 00180110 then the toll free number without the 1 in the 1-866. You just dial 866 880 1232 after the code. That's for the post Countrywide pre B of A line at that number. If you had an original B of A loan not the Countrywide loan before the merger you dial the code as above, then you use 866 413 3757.

If you happen to be in Indonesia and the code fails to work for you--the B of A non 800 number is: 704 386 5681. They can transfer you to short sales. (imagine the phone bill you would have just for listening to their muzak while on hold) Yikes!

Has Anyone Seen My Seller?

Where did he go? Such a nice guy too... Those words kept ringing through my head as I wondered where my seller must have gone. He and I had the long talk about his accessibility throughout the transaction and how important it would be to sign documents "en route" if he was going to leave the area. Well, leave the area he did, and now I cannot reach him. It's been about a week and a half.

As it is now, I have a short sale in the Parkmont area of Fremont http://www.tricityhome.com. Nice area. We had no activity for 3 months, now I have 2 offers, and I need his signature yesterday.

Does this Bug You?

I'll get to the point. I represented a Fremont home buyer, http://www.tricityhome.com opened an escrow then ordered termite inspections. The listing agent already had one-year old termite report. We looked at it.
The year-old report called for the master bathroom floor and shower stall to be replaced, almost $4,000. Not the worst we've seen right? Now, our termite guy goes out today and does not call the bathroom and floor, What?

Turns out that this is how it went, one year ago, the first guy must have crawled under the house and saw a wet piece of floor joist that was cracked and drips hanging down from what appeared to be a damaged floor joist; an ongoing leak under the shower area. It happens.

Today, our inspector was forewarned about the bathroom by me, and I asked him to check it out. So, naturally, he looked at the shower in great length. Here's what followed.

Have you ever seen new lumber in the hardware store that was showing a crack? And, that crack was dripping a bit of sap? Well, that's exactly what this was, sap, not damaged wood and not leaking and not structurally compromised. Our termite guy half joking said, "wow, maybe the earlier inspector has to pay off his new truck." My eyebrow raised up even now. Did yours?

I am not saying all of us are to crawl under the floors with the inspectors, but it does raise a few concerns as to what we may have gone right ahead and approved for in the past with out even knowing it?

Do you have a loyal, ethical inspector? Good. Have them stick next to you in all your inspections, like, well sap.
Did you ever have something like this happen? Please let me know.

8 Year High?

News Headline
Fremont real estate agent http://www.tricityhome.com. When I read the story I was featured in, about an 8 Year High in Pending homes in the Argus and Contra Costa Times, I was not sure. Yes, we saw a lot of increased activity. And even though the article is not trying to predict the future, it may be too early to see a trend.
The numbers do not lie, but let me know what you think. I would love to hear your comments.
